Refinish or Replace?
Refinishing usually makes sense when the floor is solid hardwood or a thick-wear-layer engineered floor, the boards are tight and flat, and the damage is mostly surface scratches, dull finish or color you no longer like. Replacement makes more sense when boards are cupped, water-damaged in large areas, or the engineered wear layer is too thin to sand. If replacement is the better call, we will tell you and walk you through hardwood installation options.

What to Expect
Assessment
We check the species, wear layer, existing finish and any damaged areas, and test a stain sample if you are changing color.
Prep and sanding
Furniture needs to be moved out. We sand in stages to remove the old finish and scratches.
Stain and finish
Stain is applied if you chose one, followed by protective coats with drying time in between.
Cure time
Light foot traffic can usually resume before furniture and rugs go back. We give you specific timing for the finish used.

Can engineered hardwood be refinished?
Often, yes, if the wear layer is thick enough. We check this before quoting.
Can you change the color of my floors?
Yes. Sanding to bare wood lets us apply a new stain. We test samples first so you can see the color on your actual floor.
Do I need to leave the house?
For the finish coats it is usually best to stay off the floors and keep the area ventilated. We will explain what to plan for.
How often should floors be refinished?
It depends on traffic, pets and care. Many homes only need a screen and recoat between full refinishes.
